Mortgage industry consultant Jordan Chomko mentioned to me that Denver and Colorado Springs once more are in the Top Ten best places to live. US News just published its annual list of the most wonderful communities to call home. There is a rating system that breaks down every aspect of the community.

The population is surging in Boulder and Denver. Katie Hearsum with Newsweek writes, “Between 2010 and 2014, the metro area experienced one of the largest influxes of domestic migrants in the country.” This is true for both Boulder and Denver.
This influx of population has led to increasing housing costs, crowding, busy roads. Sure, we have a Google campus in Boulder, but we also have longer commutes and more cars on the road. Growth and popularity have their downsides.
Opportunity Zones For Distressed Neighborhoods Coming Soon
The National Association of Home Builders is working with the Department of Housing and Urban Development to bring more affordable housing to the nation. Its not just Boulder Colorado where home prices are outstripping what an average family can afford. The new program will seeking public comment this summer to improve its impact. Boulder Area Realtor Association Update
Big thank you to fellow Boulder Realtor Mike Malec for his latest missive on statistics and the marketplace. In the graph below he shares that the low inventory that has been plaguing our community seems to have hit an all time low and is now improving.
What’s this mean for you? Still a great time to sell if you are contemplating getting your house on the market. Why? Compared with a traditional amount of inventory, there are just so few homes on the market – albeit more than last year. But it also means that home buyers can exercise a little more discretion.
We are not seeing the frenzy that came with every house a few years ago. Some homes still leap off the market. Others take a few weekends to connect with the right buyer. We are even seeing home price reductions as part of the normal process.
