Four Active Listings In TACC As I Jot This Update
Granted, two are pending contracts. But to see four homes for sale simultaneously in the Trails at Coal Creek is fairly exciting. BTW, let me take a second to introduce myself. I’m Bob Gordon TACC Realtor and resident. My wife (she has a Green Thumb) and I live on Pioneer Circle near the mailboxes bordering open space. We have done a lot of work to our backyard.
In addition to being a resident and Realtor here in TACC, I’ve actually been selling homes for clients, friends and neighbors since 1995. I enjoy this career and the opportunity to meet new people. I have to admit, this current Seller’s Market we are experiencing is really something else.

Last Six Months TACC Sales Activity
Six homes sold in the final quarter of 2021 and the first quarter of 2022. Two transactions under the one million dollar mark, four over a mil.
In general, TACC Realtor sold homes are selling for better than full price. Of the six sales since October 1st, 2021, one sold for full price, with five going above. Over full value by $1,050 bucks to a whopping $165,000 over list price.
In fact, two sales in the Trails at Coal Creek sold dramatically over list price. 911 Old Wagon Trail, listed by HomeSmart realty (303-858-8100) sold for 15% over list price. Two days on the market to an offer.
The other fabulous TACC Realtor sale these last few months was for 1956 Pioneer Circle. It sold for 13.5% over list price. Six days to a contract, only 30 days on the market from start to finish. Listed by 8Z Real Estate (303-543-3083).
The highest priced sale in the neighborhood was entered after the transaction for comparable purposes only. That is, it was not listed for sale in the MLS in a traditional manner. That hold for $1,350,000 on the South side. A really gorgeous ranch with a custom finished basement and great outdoor living space on two levels.
6 homes sold (October 1, 2021 to present). 1 at full price, 5 for better than full price!

To be honest, I’m a little envious of that house! Yeah, Realtor or not, sometimes it is exciting to see a gorgeous home inside and out in person.

Then, on July 4th, Joy Knox is organizing a fantastic 4th of July event once more. Last year’s event included a bike parade led by the Lafayette Fire Department, a party in the North side park and lots of fun children’s activities.
Lafayette Colorado Home Inventory
Looking beyond the TACC Realtor inventory of homes for sale, you might be wondering, what’s happening in Lafayette, Co. In a word: LOW inventory!
The first quarter of the year has been punctuated by the terrible aftermath of last year’s Marshall Fire and even less inventory of homes for sale versus a year ago.

For home shoppers, this has added fuel to the fire. Compounding the situation, home mortgage interest rates are dramatically higher than the first of the year. The Fed is indicating rates will continue to increase in 2022.
