What’s Selling In Boulder
I’ve written on this previously, but it does bear repeating. Homes continue to sell before ever entering the MLS. This week, two sales reported that took place before the Boulder house for sale could get into the MLS. One on Loyola and the other in Four Mile Creek. Total closings for the past week: 24. That’s a pretty good week for early Spring and the first weekend of the 2nd quarter!
Affordable Boulder house for sale / Sold
This week’s most affordable sold house? 4805 Brandon Creek Dr Boulder, 80301, technically in Gunbarrel. Still, for a single family house, on the SW side of the Gunbarrel area, this is a screaming deal. So of course, it sold for full price in a single day. The best deal in Boulder proper? $334,900 for 3024 Palo Pkwy Boulder, 80301, a 200o square feet plus new construction single family home. No typo.
So what’s the catch? This screaming deal Boulder house for sale / sold is part of the Boulder Permanently Affordable program. To qualify, home buyers must not own any additional real estate, meet strict guidelines set by Boulder and be okay with the house having strict limits on how much the property can go up in value. This is a great program for those seeking a home, in Boulder, on a limited income (or, as is often the case, a really good income that in Boulder is still not enough to compete with the crazy housing market).

What’s The Most Affordable Boulder Home In Town No Restrictions
Good question. This week’s most affordable Boulder house for sale closed at a tidy $525,000. This house was under contract within 3 days and sold for full price. The house offered just a tad over 2,000 square feet (1/2 in the basement) and based upon the remarks in the MLS, was more about the lot and location than the condition of the house. So, if you are really looking for a move-in ready Boulder house for sale, this week that meant spending $10,000 over list price to acquire 965 10th St Boulder, 80302 for a cool $560,000.
Luxury Boulder Home Sales Close In On Double Digits
Eight houses closed for over a million bucks in Boulder this week, closing in on double digits. A sign that our market is well into recovery? The bustling luxury home market in Boulder! Most of the solds in this category were in the million dollar range. The highest and best Boulder house for sale closed this week at 1670 Orchard Ave Boulder, 80304.
