Interest Rates Rumbling Upwards
Six weeks ago, Russia rumbled into the Crimea and suddenly we were all learning a little more geography and world history. Russia’s antics in the Crimea immediately caused big money to fly to safety. Bonds. When everyone is purchasing bonds, interest rates go down and US home buyers benefit. As I pen this Memorial Day weekend real estate update, tensions are easing in Ukraine. Putin appears to be waiting for the outcome to elections. Provided tensions cool – which is good for world prosperity, I expect we’ll see interest rates trend up as money exits the bond markets. Good Housing Starts
Though housing starts are not as strong as 2013, the numbers I reviewed for the Memorial Day weekend real estate update show March (revised) starts of 407,000 and better than expected April results at 433K. But, as Han Solo would say, “Its not over yet.” Home Starts statistics are murky, could be a good sign or indication of softness and sluggishness in economy.

Most Recent Sold Homes
Each weekend I write about the most recent closed transactions. I believe understanding the market involves sold data as much as active homes for sale. Follow this IDX link and you can see all the homes I have reviewed since January 1st, 2014.
Off MLS Sales
In a continuing trend for 2014, another off MLS sale this week. 1543 Pine St Boulder, 80302 closed for $1,150,000. Is this an indicator of a hot market? Of real estate agents frustrated with the Zillows of the world? Or just agents hustling to get homes sold fast? I am uncertain, but I know this is coming up in conversations in the Boulder real estate world. How do you feel about this?
Affordable Boulder Home
Closing at 98% of list price is this week’s most affordable Boulder home. 87 Genesee Ct Boulder, 80303 offers one of the larger floor plans in Greenbelt Meadows. It is a great community tucked away on the south side of Boulder really close to the East Boulder Recreation Center. This adorable community offers private tennis courts and easy access to open space is a two minutes away. Walk to Table Mesa/South Boulder Road for public transportation/RTD.
Boulder Million Dollar Home Market
With four sales this week over one million dollars, the Boulder million dollar home market is on hot. It is not just entry level housing, but all housing that is enjoying strong sales activity through the Spring of 2014. Closing at $1,558,000, 623 Juniper Ave Boulder, 80304 is one of four million dollar Boulder home sales this week.

Boulder Memorial Day Weekend Fun Stuff
This is a really fun weekend in Boulder Colorado. Be sure to check out the Boulder Creek Festival. Alas, due to high water and last year’s flood, the signature duck race is not being held in the Boulder creek. Also on tap for the weekend is the Bolder Boulder. Are you racing? 10K with fifty thousand racers is an exciting and exhilarating experience. Plus, throw in loads of grad parties, hiking biking and more. Boulder Colorado is a great place to be this Memorial Day weekend.!
