Goal: Weekly City of Lafayette Housing Update from Bob Gordon Realtor
Big ideas start with small actions. Here is my first attempt at writing a weekly blog post dedicated to keeping you informed about a specific market.
In this case, it is a Lafayette CO housing review for sold homes between April 1st and April 14th – basically the first two weeks of the month.
During this stretch, there were sixteen single family home closed sales. Most of these homes went under contract in March. A handful went under contract in February, two outliers were 2020 transactions that finally closed.
Longest Days Pending To Closed
Just about every one of these homes sold for better than full price. But not every single house. There was a sale for a Lafayette Colorado single family residence that closed for a discount of about $25,000. Guess what? It was a transaction that had gone under contract way back in October of 2020.
Highest Premium Over List Price
At the other extreme, a house closed for nearly seventeen percent better than full price. Guess what? That house was the least expensive home listed in this bunch and it received the highest bid over full price.
It’s a good question if this was a purposeful strategy – listing low in hopes of enticing multiple offers to sell high. In any event, the least expensive listing received the highest overbid during this two week stretch of closings from April 1st to April 14th, 2021.
Active Lafayette CO Inventory April 22nd
There are currently thirty four active, under contract and coming soon listings for sale in Lafayette heading into the weekend. Of these homes, 27 are under contract or pending. That leaves 7 active listings available for contract.

In the interactive graph above, Lafayette home owners can compare median house prices in the city of Lafayette to those in the entire Boulder county area. Biggest take-away for me? Values are starting to climb into uncharted territory for the county and city alike. For potential home buyers, you can see prices are going up coming into the traditionally busy Spring/Summer home buying season.
Currently, the most affordable home for sale in Lafayette, as I jot this post: $550,000.
