1st Quarter Market Update Minotaur Village
It’s April and this means its time for an update. Most news these days is centered on Covid-19 and the impact of Coronavirus on residential real estate. That said, homes are still selling along the Front Range. We still have a strong Sellers Market. There have been two recent sales in Lafayette’s Minotaur Village neighborhood.
Both were one bedoom units. 1145 Bacchus Dr. # D-2 sold in mid-March for $248,000. That seller was patient. The home was listed for the better part of eight months. The other most recent sale took a little over a month, closing in November of 2019 for $233,000.
I think that one was far and away a nicer deal. 1100 Bacchus Drive Unit #D14 looked across private green space and into single family homes. This specific subdivision doesn’t come up that often for sale – about a condo every quarter. But there are many attached dwelling options in this portion of Lafayette.
Minotaur Village is a wonderful and affordable spot to call home in Lafayette Colorado. The community is located just off south of the traffic light at Centaur Village and South Boulder Road. From here, it is a quick bike ride to Wanaka Lake Park to the north. It is an easy walk to the Coal Creek Trail to the south. Enjoy wonderful outdoor lifestyle of Boulder. Coal Creek Trail allows cyclists, runners and walkers to access all sorts of Open Space!

Featuring 114 residences, Minotaur Village was established in 1982. The home owner’s association provides exterior building maintenance (windows and doors excluded). One and two bedroom options are available in Minotaur Village. Some units are being nicely remodeled – the community is about at that age where the eighties seems dated. One bedroom layouts come in several different sizes: 695, 707, 805 and 808 square feet. It depends upon what level the unit is located and the location in the building. Two bedroom floor plans are predominantly 910 to 916 square feet in size. Not all units feature a garage. There is plenty of parking in the community and owners tend to park a second vehicle in front of their garage space.
Walk to school
For parents, this is a very convenient location. Children can walk/be walked to all three schools: Ryan Elementary is towards Coal Creek, Angevine Middle School is just across South Boulder Road and Centaurus High School is only a few blocks away on South Boulder Road.

Shopping and dining and getting around town
Minotaur Village is located near plenty of shopping and dining. Public facilities such as the library and recreation center are a five minute drive. There is a Super Walmart, King Soopers, Sprouts and Vitamin Cottage all nearby. Take South Boulder road to Boulder (12 minutes) or 287 to Broomfield or Longmont (10 minutes each). I-25 is about 15 minutes to the east.
