The market is gaining inventory. This trend impacts home buyers and sellers alike. For clients looking to sell one house and purchase another, am starting to experience that as doable once more. Had been several years since it was achievable – what with the crazy hot Sellers Market. But definitely seeing my clients and hearing of others achieve this normal goal.
Fidelity Title shared an interesting statistic today. Relating to median home prices and days on market. The stat points out that entry level priced properties in Boulder are selling far more briskly than expensive property.
This might sound like what you would expect to hear, but keep in mind – just a few short years ago homes were whipping off the market at any price point. Some important price point data to consider:
- Homes with a median price range of $750K sell in 45 days. This is the fastest bracket for single family residences in Boulder. Houses are 49 years old, with 3 bedrooms and 1 full plus a second bathroom. Lot sizes are small, about 7 houses to an acre. Expect to find 2,000 square feet for this dollar range.
- At the high end of the spectrum and a median price point of three million dollars, your house is going to have over 5,000 square feet. It sits on a 1/2 to full acre lot. You’ll enjoy four bedrooms and four bathrooms (likely 3 full baths and a main floor powder room). Homes like this can take 160 days to close.
Also impacting the housing market – home mortgage interest rates have plummeted. I suspect in part due to the volatility of current politics. Former college intern Jordan Hizel just went under contract on her first home. And she and her husband scored an unheard of 3.8% thirty year fixed mortgage rate. Wow.
