When is it best to buy and sell a home?

Every season has its opportunities.  I don’t really think there is a best season.  Certainly not with the “Seller’s Market” conditions that are enforce throughout the country.  But, even in a hot market, there are deals to be made.  Winter is coming, even here already, and it makes for a great opportunity for savvy home buyers.

Why Not Wait For The Spring?

Waiting will give home buyers more inventory to select from, no doubt.  Especially in the Boulder real estate marketplace, Spring is the time of year with the most listings for sale.  But, it is also the  most competitive time of year.   Home buyers can expect multiple offers, quick selling homes and more in the Springtime.

For those willing to look after dark weeknights or on the weekend, winter can be a very lucrative time of year to house hunt.  In my experience, first time home buyers can find good deals when winter is coming.

What Makes Winter A Good Time To Buy Your First Home?

Well, for starters, there isn’t as much competition.  Few renters have their leases expiring during the Holiday season.  And home buyers just like you want to see their home when they go for a showing.  Plus, around these parts, Broncos football can be popular, keeping would be home shoppers on the couch.  And then there is ski and snowboarding.  Again, taking possible home buyers out of the mix.   And yet, think about it. 

Who Isn’t Shopping This Time of Year?

During the winter, you eliminate the competition of NFL fans and skiers and anyone that wants to see their house in the daylight on a first visit.  There really is less competition.  So much so, you might get a great deal purchasing your first home with no competition.  This time of year, it’s common to hear about deals.  Another agent in my office, “J,” just got clients under contract for well below list price with a timely offer.  The house which likely would have been scooped up in the Spring selling season was languishing on the market place.  There is no reason to wait for more competitors when it comes to finding your perfect house.

I know, the folks in the beloved Game of Thrones television show say winter is coming with a bit of fear and trepidation.  But I’ve found, if you are willing to unconventionally not follow the pack, now can be the ideal time to buy a home!
