Home buyers enjoy all the great websites for Boulder online house hunting. Zillow, Trulia, Houzz and occasionally the staid Realtor.com site. I find myself constantly working to keep up with the latest Boulder online trending site. It is helpful to know where you (the buying public) likes to search for Boulder online homes. My goal is to provide expert advice and be a resource. Today there was a question from a buyer on Trulia that Realtors could answer. The buyer had asked an agent about Green Valley Ranch (GVR) and wanted more input from the real estate community in general on safety.
Realtor Code of Ethics
Realtors are bound by a code of ethics. It is unethical to steer a buyer to or away from a particular neighborhood and it is something agents take deadly serious. Reading all of the answers to the buyer on Trulia, I was struck by how politically correct all the answers were. Some agents chastised the unnamed broker. Others sent along police crime reports so the buyer could do her own research. Every agent sung the merits of Green Valley Ranch.
Boulder Online Home Deals
The thing about running a home search online in Boulder is that houses on the internet don’t smell of cat pee. Are you laughing with me? I hope so. The internet is a great tool for researching a deal. But the deals are not always what they look or sound like on the internet. I have personally booked a 3 star room in Florida only to discover it was located next to a railroad track and we were woken up at 3:05 and 4:15 am every morning. Another time, we rented a discount car. The catch? It was the only lot located way off the airport property with a limited shuttle van service. And the car was not nearly as new, clean or nice as renting from a major company. We saved money in each case and paid for it in comfort and time.
What does all of this have to do with the buyers question? She asked about “Safety” in Green Valley Ranch. I don’t have an opinion on the personal safety there. I have had clients who lived there and enjoyed it. I would though point out the financial safety is a whole other matter. In the prior ninety days, there have been 260 properties listed, under contract or sold in GVR. Of those, 50 were short sales. That is one in five homes under water in one neighborhood.
Realtors make A Difference
Realtors make a difference in a Boulder online real estate transaction. A good agent will share vital information. Crime and safety reports don’t tell the whole story. If you are contemplating a sale, you deserve to know that one in five homes is a short sale before you invest. That is an exceedingly high ratio and suggests the community could be a risky investment for years to come. Financial safety can be very important.
