I have a new client seeking CU Boulder housing options. Of course, there are the dorms. But these are generally reserved for underclassmen. At some point, being off campus is part of the process at The University Colorado Boulder. So where to begin? Renting or buying, there are several popular areas for students.
The Hill
The Hill is easily the top preference for students seeking off campus CU Boulder housing. For starters, it is near everything. On a day like today (low temps, powder snow), it is an easy walk to campus, no car required. There is a groovy shopping district on the hill replete with bars, dining, record shops, clothing, hair salons and a fair number of coffee shops. Most of Colorado University’s fraternities and sororities are located on The Hill.
The Hill is not just for students. The older homes with wonderful mountain views and easy access to the Foothills are popular with citizens as well. So students need to take into account – this isn’t Will Vill, be prepared to share the community and respect your neighbors.
Wimbledon
Located at 30th and Colorado, less than a 1/2 mile to Folsom Field is an ever popular off-campus option for CU Boulder housing. This community is something like 90% renter occupied, so financing is a bit tricky (generally at least 20% down). The community is very popular with investors and students. Three swimming pools, easy walk or free bus ride to campus, not too far from Williams Village (cafeteria!). Here is a link to a condo I sold in Wimbledon in 2013.
The area between Wimbledon and Williams Village is known as Aurora-7. This is a popular student neighborhood as well. Featuring both attached dwellings and single family homes. With busy streets nearby, students can play the music a tad louder and not worry about offending anyone.
Martin Acres
Long a popular CU Boulder housing community, Martin Acres is transitioning from rentals to owner occupied homes as prices continue to ascend in Boulder Colorado. The community offers excellent bus service, access to bike paths and single family homes where students can unwind. One portion of the community is sandwiched between Hwy 36 and Moorhead Blvd – not the quietest location. The result though, is this stretch of homes are very well priced, popular with students and investors.
The Rest of Boulder and CU Boulder housing opportunities
Students can be found in every portion of Boulder. This big little town offers a multitude of great areas to call home. There is Gunbarrel to the NE, with affordable condos that require a drive to campus. Powderhorn for instance is a great investment, a little further off campus and very quiet. South Boulder is known for easy access to hiking and a fantastic public rec center.

And then there is the Pearl Street Mall. Many students opt for CU Boulder housing off campus near the Pearl Street Mall. This area is like the big brother to The Hill – more dining, more nightlife, more shopping.
