Boulder Walk through Checklist For Buyers

Just Before You Close

drying gear in a Boulder basement
We found several of these drying set ups in the basement. The potential financial liability to the buyers: $6,000. Fortunately, we did a final walk through and worked it out before we signed the final lien affidavit and agreement.

A critical task for home buyers is the final walk through.  Having a good Boulder walk through checklist for buyers is part of what an experienced agent brings to the transaction.  Home buyers can be so excited they might miss something important.

My informal Boulder walk through checklist for buyers includes looking at all the windows in the home. This is an easy place for something expensive to have been damaged during the move.  Tell tale signs of a broken window include the blinds suddenly being closed at the home.

True story – while doing the final walk through for my client C.W., I noticed the window coverings were suddenly closed on one window.  Opening the blind revealed a broken window.  Fortunately, I had my digital camera with me. This allowed me to document the damage and have it corrected at closing with a credit from the seller.

Look Everywhere On Final Walk through

On another occasion, we viewed the unfinished basement and discovered a large amount of water drying gear. The owner had corrected an inspection issue, but neglected to pay the final contractor fee or have the gear removed. Again, having a good Boulder walk through checklist for buyers allowed me to protect my clients best interests.  Closing was a tad delayed, but the fees were paid at closing and arrangements were made to remove the drying gear.  Buyers protected.

Closing Horror Stories

As a new Realtor back in the nineties, I heard a number of horror stories. Chief amongst these was a family that closed on a new home and went over after the closing. Whereupon they discovered two feet of standing water in the basement of their home.    Avoid issues like this by creating a solid Boulder walk through checklist for buyers before there is an issue.

My Boulder walk through checklist for buyers includes

  • Looking at all windows in the home.
  • Checking floors for scratches or heavy marking.
  • Opening the refrigerator, range/oven and microwave to double check on cleaning (easily missed spots).
  • Checking bathrooms for adequate cleaning.
  • Opening kitchen drawers for any overlooked belongings of sellers.
  • Walking the side yard – another easily overlooked spot in a home.
