Boulder marketed homes

Took some time today to get a good idea of what is for sale in Boulder.  I set a number of showings on the latest Boulder marketed homes and spent a few minutes seeing the inventory out there. I like to do this because it is a great way to stay abreast of what is selling in Boulder Colorado real estate.

Most of the Boulder marketed homes I viewed today were nicely staged.  It is impressive to see how clean owners will get a property to get top dollar.  The homes I viewed, in no particular order…

  • 5343 Aztec Drive, on the market for $549,000 in Southeast Boulder.  This is a great neighborhood, walking distance to the local school.  The home offers a nice yard, vaulted ceilings and a clean look. I thought the flowers at the front door made a great impression, but was surprised by the lack of a full bathroom by the lower level bedrooms.
  • 5143 Santa Clara Place is a townhouse that lives like a single family house. Upon stepping inside, I felt as though I were whisked off to Paris.  The furnishings, period music, and consummate wine collection added to the ambiance.  This home seems well priced for the finish level and location.

  • 780 16th Street – up on University Hill, a wonderful house that maximizes every nook and cranny of space.  The nursery on the third floor is adorable, while the main level just feels comfy.  The basement is a licensed ADU.  ADU = Additional Dwelling Unit.
  • great curb appeal created by flowers and an chair844 Iris Avenue, NoBo – probably the best house I previewed although with a terrible odor.  This home offered at $890,000 features a wonderful yard, flowing floor plan with plenty of good sized rooms and close proximity to the elementary school.

All in all, saw a number of gorgeous homes and am reminded, how important the details are:
