Boulder Open Houses Never Work
Certainly, you have heard the statistics. A real estate open house only works seven percent of the time. So why in the world would you bother to let your agent hold a real estate open house on your property? Well, for one thing, contrary to the populist version of things, open houses really do work.
Considering Many Agents Don’t Do Open Houses
When you consider that the vast majority of real estate agents do not even do open houses, it gives pause to the statistics. Is it possible part of the reason a small number of homes sell by Real Estate Open House is that most houses are never held open? And that would be too bad, because I’m here to share a true story. Recently, my listing on Vale Place sold as a direct result of a Boulder open house!
James Wasn’t Looking To Move
James and his wife were not looking to move. She was traveling, he was getting home from a long day on a Sunday. He saw the signs and decided to visit the real estate open house I was hosting in Erie’s Vista Ridge. James & his wife were not even in the market for a house. That is, until James crossed the threshold and fell head over heels in love with the house. They say selling a home is all business, but buying is quite the emotional experience.
As the buyer moved around my open house, he would stop into the kitchen to ask a question, “does the sound system come with the house?” Answer – “yes.” Would the sellers include the grill outback that’s connected to the gas line? Guess what? Turns out the owners very much would consider that item. In fact, as James walked the house and checked in with questions, it was clear this guy was really moving from “Just Looking” to a home buyer.

Don’t Let Your Agent Fail Your Real Estate Open House
It’s not that open houses are a fail. It’s that too many agents fail their clients in not hosting smart open houses that allow consumers to fall in love all over again. A well run open will draw dozens of visitors and create an offer. My most successful real estate open houses involve strong advertising in print media, invitations to nearby owners and a creative online campaign. Sure, it takes a little extra work, but the result are fantastic when your house sells quickly for top dollar.
