Weekly Market Update
Thank you for joining me every Saturday for a weekly Boulder house update on what’s selling and trends in the local and national market. Interest rates remain low at this time, a national trend that is having an impact locally. And in Boulder, there is strong commercial development, an indication the economy is recovering. This week I wrote a detailed post on Boulder Business; check it out.
Affordable Boulder House Sales Of The Week
Usually I write about the single most affordable home sale of the week. Not today. This weekend I’m sharing three Boulder house sales, 3 amazingly affordable Boulder homes. Ranging from the the low one hundreds to just a tad of over $400K. There were some fantastic deals in the Boulder residential market this week.

Let’s start with the most affordable Boulder home, no strings attached. 186 S 32nd St Boulder, 80305 closed for full price at $435,000. Lovely one level ranch style home in Martin Acres. This home was under contract the moment it hit the market. I’ve been posting on entry level home sales every weekend in 2014. I’ve noticed, affordable market rate homes are no longer in the upper two hundreds and low threes, but hovering around the mid-400,000 dollar range. This is a shift from years past.
Of course, I said there were three affordable Boulder homes this week. The other two are 6540 Twin Lakes Rd Boulder, 80301 closing for $10K over list price and The Deal Of The Day: $125,000 NoBo 4330 Vineyard Ln Boulder, 80304. What’s the catch? Twin Lakes is in Gunbarrel; this is technically Boulder County and about 10 minutes outside of Boulder proper. Great area to call home and a Boulder address.
For families seeking more bang for the buck, Gunbarrel Colorado is an excellent option. The house on Twin Lakes Rd has over 2500 square feet, a finished basement, beautiful deck and yard, gleaming hardwood floors and a contemporary open floor plan.

The Boulder house sale on Vineyard is truly in Boulder proper. It is really a free standing single family home. The catch is it is part of the Permanently Affordable home program. I’ve written on this post in 2013 and 2012 posts; you can also view Permanently Affordable Boulder house sales by following this IDX link.
Boulder Luxury Home Market
Seeking an abode above and beyond the usual? Affluent home owners in Boulder take note: the million dollar Boulder home market is alive and well. This week, there were seven sales of million dollar homes with the most exquisite sale topping out at a close price of $2,830,000. See this house – really, see all the Boulder house sales – at my Weekend Update IDX page.

What does nearly three million dollars acquire in Boulder Colo? A home in the Chautauqua area that feels like it belongs in the mountains with flagstone and wood construction, but is bike riding distance to Whole Foods. A water fountain bubbles in the central atrium. Flagstone paths beckon indoors and out. A loft like interior deck offers tranquil temperature controlled views year round, while park-like grounds encapsulate the property. This is a one of a kind Boulder home.
