Boulder real estate update

New Year’s Resolution

Chris and Megan closing on new home
Megan and Chris excited to close on their new home. Read about a Boulder home closing.

As 2014 approached, I decided my goal for work this year is to blog every Saturday on the previous week’s high and low closings in Boulder Colorado.   Sold data is important.  Reviewing what is selling can give Boulder home buyers a good idea of what to expect.   Today’s Boulder real estate update focuses on some of the first closings of the year.   There were six closings this past week in Boulder for single family homes.   Boulder sold home prices varied between $520,000 and $775,000.  The high sale was more for land, not so much the house.

Not The Lowest Nor The Highest

Wouldn’t you know it though, the highest priced house is actually a lot sale. Yes, there is a house on the lot, but it has been unoccupied for years.  So, I’m going with the second most expensive house this month.  And the least expensive house is in the Denver MLS.  So it gets a mention in today’s Boulder real estate update, but will not be in the accompanying IDX feed. Sorry, technical issue.

Building In Boulder

When it comes to building a Boulder custom home, it can be difficult in Boulder. There are all sorts of rules. But a remodel? Remodeling a Boulder home is fairly easy.  So, this week’s highest sale makes a great deal of sense.  5760 51st St Boulder, 80301 closed for eighty thousand below list price. And while there is a house there, it is really more the lot, utilities and ability to quickly change the existing structure to be your dream home.  I expect to write a Boulder real estate update in the not so distant feature about an amazing new home on 51st!

1898 Tansy Pl Boulder, 80304

Tansy Place comes in as the highest home sale in today’s Boulder real estate update. A traditional family home featuring four bedrooms, four bathrooms and a state of the art solar system.  The home also dual zone heating and a tank-less hot water heater.

4495 Martin Dr Boulder, 80305

With 2,350 square feet and significant upgrades, this isn’t your father’s Martin Acres home.  List price was $549,000.  4495 Martin Drive closed for $539,000.  Walls were removed to open the kitchen/nook and family room.  A second level has a wonderful master bedroom suite.  When it comes to Boulder real estate updates can make a significant difference in a community like Martin Acres.  And this house did really well from all the improvements. Be sure to check out the IDX feed here.

In the meantime, I am blogging everyday on Boulder and the Boulder home market.  In case you missed it, this week there were posts on what to expect at a Boulder home closing, a video update on the market and even a review of beloved Boulder eatery The Walnut Cafe.
