Thinking of Selling?
When it comes to selling your home, there are definitely some things you should and should not do. And this comes up from time to time when speaking with potential clients. On the should list: make small and inexpensive improvements that will allow for a quick sale to maximize your value. On the shouldn’t list? Don’t personalize the improvements with your favorite colors. Neutral is ideal when it comes time to placing your house on the market and consequently selling your home.

Time Vs Return
The best improvements to consider just before selling your home are those that can be made quickly and affordably. For instance, don’t add a hot tub or paint the trim a unique set of colors. These types of improvements do not improve a home’s value. In fact, they can hurt the house’s chances of selling or take values down in the Boulder real estate market.
Consider new carpet, fresh paint, for even a freshly planted flower garden. Such items are relatively inexpensive and can have a dramatic impact when it comes to selling your house. And be certain to pick neutral colors. It may not be your style, but remember – you are not going to live here. Best to pick colors that will appeal to the widest variety of home buyers in Boulder.
And you need not have the most expensive carpeting. Good carpet can be affordable upgrade to make a best First Impression, but it need not be the most expensive carpet available.
For the ultimate first impression, you may consider changing a counter top to granite (currently very popular) or updating your curb appeal with an amazing bed of flowers. Spring is especially a nice time of year to make a big impression with flowers.
Quick and inexpensive projects are ideal. Take advantage of the current market conditions to maximize your return. Try to avoid big projects that are expensive, time consuming or offer little or no return when selling your home.
A Handyman Can Help When Selling Your Home
Want a great suggestion when it comes to selling your home? Hire a handyman to address all the little things you have always lived with. Broken hinges, leaky faucets, loose toilets; all items a handyman can quickly knock out. This isn’t about remodeling your house. Usually a few small changes can have a dramatic impact on how your home shows.
