The house is listed and we are ready to sell.
Photos, flyers, sign, MLS, all set. What to expect next? Well, I found out first hand today. My home is listed for sale on the market. This is a PG-rated post, all the same, let me set the stage.
At 8:30 am, I finished shoveling snow. I was out there for ninety minutes – the patio, the driveway, the walkway. We have a lot of snow today. Maybe not the best day to come on the market…but there is probably always something – right?

So I just finished shoveling and jump in the shower. I ask my wife, “hey, do we have a showing today?” The answer is yes – in thirty minutes. OMG. In and out of the shower, I’m now running around the house in a towel and hoping the buyers are not going to be early. Fortunately, I have a handy checklist I share with clients. Here is what we did before we left the house (and after I dressed!):
Top 10 To Do Items For A Showing
- Vacuum the carpets.

- Wipe down the shower glass.
- Make the bed.
- Everything into the dishwasher.
- Gas fireplace “on”.
- Stereo music “on” – we went with gentle classical rather than Ozzy Osborn.
- Quickly picked up – clothes to laundry basket, clear counter tops, shoes put away.
- Turned on all the lights. Probably the hardest task – found myself turning off lights to save energy and then going back to turn them back on. Silly, huh.
- Get gear for the day. Important step – the first days a home is on the market, you might be out of the house a good deal for showings, so be prepared to hang out at Panera Bread.
- One last look to make things are great, and out the door with time to spare.
Selling is exciting. I’ll keep you posted with our progress!
