Starting Home Search From Scratch

Funny thing; less than twelve months ago, sellers were competing for buyers. Now, it is the other way around. Real Estate can change quickly. I had the good fortune to assist some former neighbors in the summer of 2012. They were looking for a solid home with good bones, for a major makeover. They wanted a house that had not yet been fixed up – so they could do all the work themselves and do it right.
Slow Summer of Real Estate
We searched high and low for that perfect opportunity and settled on a townhouse with great bones and a solid location. We found a low priced townhouse and negotiated the price down further still. The home was dark and dated inside. There were funky features – the main shower had a very low ceiling, another bathroom had the fixtures mounted oddly (see photo). My clients told me we “stole the house.”
There was a carpeted wall in the basement. We never really figured that one out.
Location, Location and Location

The town house does have three things going for it, the three things you should always search for in real estate. Location, location and location. City of Boulder, check. Not on a major street, check. Backs to a park-like area in a quiet neighborhood – triple check. The buyers loved the location, The appreciated that the home was well cared for and clean. Very dated inside, but that didn’t matter to the buyers. The buyers were already lining up deals at Home Depot – new wood flooring, glass tile back splash, solid hardwood doors from Boulder Resource. Stay tuned for the next update.
