#Boulder Real Estate Closings Spring Is Hot

We started the day by dropping by a Yoga fundraiser in #Boulder.   This is the Wellness Initiative’s 5th Annual Yogathon.  It was being held on the Naropa Campus in Boulder.   We bid on several items and purchased a really cool limited edition poster.

Avoid This Costly Mistake

I first began selling real estate in 1995.   #Boulder real estate was on a huge run-up.  Folks didn’t think it would last and many a first time home buyer told me they were waiting for the market to cool off.  Waiting for prices to come back down.   I was so new as agent, I didn’t know what I know now, which is values are not about to go down anytime soon.

If there is one small piece of advice about the #Boulder real estate home market I would share, it is this.  Don’t make the mistake of thinking the market is going to reverse itself anytime soon.   There are a lot of reasons for the run up in value.  Central to this: a lack of homes for sale and high buyer demand.  Long term I expect values to jump in the #Boulder real estate marketplace!

Weekly Closed Boulder Transactions

Each weekend this year, I post on the week’s closings.   Trends I’m seeing? First, a significant number of #MillionDollarHomes are selling in the #Boulder real estate market.    Those that were spectators during the recession are now stepping forward and making lifestyle changes.  When expensive houses are selling, it is a sign of an active trade up market.   This is key to long term economic recovery.

Additionally, watching the weekly closings in Boulder Colorado, I’m seeing a number of homes sell before ever getting to the MLS.  In fact, I’m not only seeing this, but participating.  As I write this post, I have an affordable entry level house in Longmont’s  Old Town under contract for full price before it ever hit the MLS.

I’m also noticing that the definition of #AffordableHousing in #Boulder is changing rapidly.  During the recession, heck even last year, we were seeing homes in the mid $300’s to low $400’s.  This year?   Those closings are few and far between.  #Boulder real estate is jumping in value – similar to the progress made during the nineties.

The market in #BoulderColorado is hot.  Preparation is key to success.  This means having your financing ready and keeping contingencies to the bare minimum.  Well priced properties are selling with multiple offers in days.  Two great articles to check out on this subject.  First, Aaron Crowe, an independent journalist wrote a piece for MortgageLoan.com that is worthwhile. I’m  quoted in the article which talks about ten strategies to follow to win your dream #Boulder real estate house!  I’ve also put together a blog/video blog on the subject, updating the “handwritten note” strategy. 

#Boulder # Affordable Home Of The Week

 365 Martin Dr Boulder, 80305 is this week’s most affordable single family #Boulder real estate sale.  Closing a tad under list price at $411,500.  This Martin Acres ranch layout was under contract in a single day.  To top it all off – at the time of the sale, there was a lease in place through July of next year: 2015.  As always, you can see the photos and full info by checking out my IDX link.

Million Dollar #Boulder Real Estate Market

With four closings over the million buck mark this week (one of which happened before ever entering the MLS), things remain hot in the seven figure house market.  This week’s top #Boulder sale goes to 796 Union Ave Boulder, 80304, closing at Full Price: $1,395,000.   The house was under contract within four days of listing. 

This home is a mix of contemporary and farm house.  Great kitchen design ideas, be sure to check it out on the IDX page.  Union is a great street up in Northwest Boulder.  One can access a super mountain biking/hiking trail from here.  Traffic is very light as this more a destination that a through-route.
