Market Update Out In Lafayette Colorado

Welcome everyone. Quick update on what’s happening in the Lafayette Colorado housing market. Its an interesting market to be sure. Median home prices are on the rise. It feels like more people are living out this way than ever before. Do you get that impression?

Living alongside the Coal Creek Trail, it just looks so busy out there. Of course, maybe that’s because the weather is nicer lately and everyone is taking advantage of the change to Daylight Savings Time.

Side note: I wish there was a way to explain to our cat the change in what time we are waking up/feeding her – downsides to changing the clocks twice a year!

Most Expensive Lafayette Home News

Fidelity Title shared a helpful graph – pictured below – and some updates on where the market is at. One item of note, the currently listed most expensive home for sale in Lafayette is priced at (wait for it) $4,295,000. This is slightly more than the least expensive family home at $419,000.

Market Update Out In Lafayette Colorado discusses high low prices days on market and other real estate technical indicatorsI viewed several condos this week in the entry level price point: $269,000 to the very low Three’s. For this price you can expect two bedrooms, one and a half bathrooms and less than a thousand square feet. Of course, one of the places I viewed had a single car garage and another had a double carport. The Lafayette CO housing market is getting pricey. Likely a result of the market in Boulder pricing home shoppers out of the market place. Check out the newest listings in Minotaur Park.

The Trails At Coal Creek

This is one of my favorite communities in Boulder. Viewed two new houses to come to the market in this community recently. For those seeking a solid family home with plenty of bedrooms and bathrooms, easy access to walking trails and in-community playgrounds, this is a super community. Find your dream home here now.   4 bedrooms, 3 1/2 bathrooms in this community is close to $800K on the north side of the neighborhood.  The annual garage sale for the community is Saturday May 9th at 8 am.

The Not So Big House aka Tiny Houses

Visited the Silver Creek neighborhood where the new new thing is the not so big house.  Wow.  Compact, single family living describes these homes to a T.  Don’t expect a ton of space or the need for large furniture.  I shot a video in one soon to be completed gem. 

This new trend is popular with Millennial home buyers.   Maybe they watched their Gen X’er parents fill their homes with a ton of junk and want nothing of that.  One thing is for sure  – there is no room to store tons of unnecessary stuff in these new compact homes.  That said, I think everyday life would be akin to living in a vacation property.  It is a great room concept home to kitchen, nook, family room ~ all one space.  What do you think? Silver Creek is a great slice of American home building resilience.  First started – and stopped – by the Great Recession back in 2008.  It came back to life in twenty teens with a medley of traditional contemporary layouts.  And now is seeing a further renaissance with the development of tiny homes as we hit the Roaring Twenties.

That pretty much sums it up. If you want to be in this community, be prepared for higher rental rates and increasingly higher home values.

Summer Swim Scene

The swimming complex will be opening in a few short months. Our granddaughter loves it.  Be sure to check out the pool plex with its water slides and lazy river and so much more. It’s a ton of fun, but only open in the summertime.
