Boulder Market Update
Much like the weather, things remain hot in town this summer. The high number of cash transactions suggest real estate investing in Boulder remains strong. 2014 will likely be the year we redefine affordable housing in Boulder. Most entry level single family home sales are taking place much closer to the $400K mark whereas a few years ago, there were homes in the low three hundreds. We continue to see sold property listed after the closing – another new trend for 2014.
Affordable Housing
The best deal to close this week was 15 South 31st Street in The Highlands subdivision. This is the area of homes on the west side of Martin Acres. In years past it has been a popular real estate investing area as the houses are single family, generally with garages, close to public transportation, shopping and dining and well priced. This particular home closed for $6,100 over list at $406,000. For home buyers seeking a more affordable home option, consider investigating Thistle Communities. There are all sorts of housing options in Boulder Colorado!
Luxury Homes In Boulder Colo
Every Saturday I review the most recent million dollar plus sales for Boulder Colo. This week we had four homes close for better than one million dollars. The top sale closed at full price: $1,550,000 on Blue Bell, just south of Chautauqua. View the photos now on my IDX page.

What Makes The Best Real Estate Investing Opportunity?
I met with a buyer earlier this week and this question came up. My suggestion? Invest where you live. For this buyer, she was considering her first investment to be in Boulder – even though she lives out of state. Investing out of state adds challenges and expenses. You’ll generally want a property manager to oversee your real estate investing opportunity. And you likely be too far away to look in on the property to make certain it is kept up to your standards. On the other hand, a Boulder investment can reap a great return when you sell and properties tend to command higher rental amounts offering greater potential for cash flow.
