Coal Creek Trail Rocks
I live along the Coal Creek Trail and I have to tell you something. It rocks. Great for cycling, walking, jogging. There are parents with strollers, clumps of teens running in packs, neighbors strolling. Plus lots of wildlife. So when I noticed 1057 Delta Dr A pop up, I decided to amble over for the open house.
I’m a big fan of open houses. I enjoy going – see pretty houses. And I enjoy hosting them – great way to sell a listing.
Super Cute 2 Bedroom 1 Bath Condo
1057 Delta Dr A is adorable. It is a ground floor 2/1 with an attached garage. The location on this one is perfect. The road outside curves by the building — quick walk for UPS delivery guy!
There is fantastic mature landscaping outdoors, really adding to the overall ambiance. And the kitchen and living room windows take in more green spaces and trees.
Plus, it is a quick walk to my favorite trail.
Now I’m wondering, who do I know out there to share this gem with.
About the only downside is the prior owner seems to have removed the cabinet doors in the kitchen – sort of going for that open shelf look. I know, its cool looking.
But it also means if you are messy (like me !) then everyone is going to see my hodgepodge of dishes and there is nowhere to hide my love for Kellogg’s Pop-tarts. Sigh.
But all in all, I think the pluses outweigh the negatives with this home.
1057 Delta Dr A Boasts A Outdoor Covered Patio
As we walk up to 1057 Delta Dr A, we notice there is a very lovely covered patio area. Its staged with a couple of chairs, but I think you could have a little dining area with a grill (provided the HOA allows grills).
There is additional storage tucked away under the staircase heading up to the 2nd floor. And don’t forget there is an attached garage! Speaking of which, there is an old school screen door at the garage entry in case you want to open all the windows at 1057 Delta Dr A and have a nice breeze front to back. Much like a single family home would enjoy!
Checking Out The Neighborhood
The condos on Delta are just around the corner from my home. I’ve been living in this area for about seven years now. We actually traded up to the Meritage built Trails at Coal Creek because we love this part of town so much.
The National Association of Realtors says most people move less than fifteen miles – many in the same neighborhood. Check. We actually moved maybe 300 feet to our new home. Wild, huh?!
That same survey says home buyers tend to trade up by 25 to 40%. Double check. We are pretty normal buyers, just like our home buying and selling clients. Always good to get a reminder of a Boulder real estate transaction from the perspective of a client.
